Fall furnace tune-up

Clean the burners, combustion chamber and flame sensor (the top causes of no-heat calls)
Clean the inside of the furnace cabinet
Test the draft inducer and blower motors
Inspect all safety switches
Check the thermostat, humidifier and controls
Inspect the drain lines (high-efficiency furnaces and humidifiers)
Test for carbon monoxide and safe exhaust
Replace the air filter

Spring A/C tune-up

Clean the outdoor condenser coil
Check refrigerant pressures and temperatures
Test the compressor, condenser fan and blower motors
Test the capacitor and contactor
Inspect the circuit board and wiring
Check that the thermostat is talking to the indoor and outdoor units
